Beechwoods: Callicoon, NY

About The Property

This stunning barn was moved to the most ideal spot on this scenic, rolling eleven acre parcel, and was reimagined into a warm and welcoming home by renowned barn whisperer Zeke Boyle. In spite of its rustic wood paneling, there is an unmistakable modern sensibility to the design, and yet from the outside it looks like it’s been there in that field for a hundred years.

The Great Room’s dramatic windows open onto multiple and varied views on three sides, framing bucolic tableaux, for which this Callicoon enclave, The Beechwoods, is well known. Doors open onto the rear patio which has a delightful siting, looking down over the pond.

The over-sized kitchen island, which includes a built-in gas stove, farmhouse sink and barstools, provides all the counter space needed, while two recessed pantries offer plenty of storage in a minimalist package.

There is a generous living / lounge area, with a corner wood stove. We can only imagine how magical the space is in winter with the snow globe effect and a roaring fire going.

Contrasting with the opulence of the Great Room, the nooks and crannies and design choices throughout the rest of the house enchant. Off the wide entrance foyer a mudroom satisfies the ever-present storage needs for “gear”, which then leads to a powder room with a concrete topped vanity that mirrors the first floor’s concrete floors, warm with radiant heat. The winding stairs lead to a catwalk that lends a treehouse feel, providing access to the three bedrooms. A similar corridor runs off the far side of the bedrooms, leading to a shared full bathroom with tiled shower.

The primary suite enjoys the desirable spot at the end, where panoramic views take center stage via a substantial picture window. An elegant steeping tub enjoys pride of place right by that window. In fact, when asked about her favorite aspects of the house, one of the owners said, “Soaking in the tub with a glass of wine in front of a pink sky.” The sunsets can be out of this world. And you’ll be charmed at how the sink and the tiled shower and toilet have been given their own nooks.

The Beechwoods is a particularly appealing part of the Western Catskills, where rugged mountains have given way to more gently rolling hills, and where tractors and livestock are part of the local fabric. Across this quiet and immensely picturesque country road the fields are being hayed, possibly for the cows one might hear mooing in the distance.

Beechwoods is a convenient 8 minutes to Callicoon, Jeffersonville and North Branch, alive with food, farmers’ markets, shops and community.
