Tucked into the bucolic rolling hills of the Upper Delaware River Valley, this updated stream front 1840s Pennsylvania farmhouse and barn are not to be missed. The painstaking restoration brought the home into the modern era in terms of efficient systems — new windows, 4 zone Nest-controlled heating, built in speakers throughout, an Apple HomeKit — but what makes this renovation so special is how well the original feel of the house was preserved. Feel a sense of contrast (or irony) as you control your 19th Century home through your smartphone.

But what transcends the decades is the sense of space and comfort in this home. The kitchen is both form and function with a restaurant quality Wolf stove and vent hood, bluestone countertops, and Sub-Zero fridge. The separate dining room features a beautiful fireplace with a wood inlayed mantle. The cozy living room is the perfect place for pre-dinner conversation and a post-dinner cognac with friends.

The four bedrooms are on two floors: one on the first floor with an en suite bathroom and three bedrooms on the second floor. The third floor is a perfect place for an office or as an overflow bedroom (remember that after-dinner cognac? I think Ted had one too many).

The oversized back deck is where I would be all summer, manning the grill, working, being. The stream just behind providing a subtle, relaxing soundtrack to the days and nights.

The huge red post and beam barn is not a mere bonus room or outbuilding, at over 2200 sq ft it has a whole other life of its own. There are two bays for parking that could fit four large vehicles. One bay has been commandeered into a wood shop. Heading upstairs and entering the enormous space is a moment of joy. The voluminous space, amazing hand-hewn beams, the 20’ ceiling height….it’s an amazing thing to behold. The walls have been insulated in anticipation of having a wood stove added so the space could be used in winter. It’s a wonderful place for a winter play space, movie watching, or art studio. Actually, there is plenty of room for all three.

Explore the 10 acres via a sweet foot bridge over the stream and a trail that leads to another fire pit. Climb the hill behind and discover a lovely small field for amusement, or camping on your own property.

Located just 6 minutes from Narrowsburg, where one can find a great pizzeria, at least one delish restaurant, gourmet and everyday groceries, beautiful clothes and things, a wine shop, great coffee sandwiches, a fab bookstore, and soon an upstate Bar Veloce.
